A 550-home redevelopment with planning and masterplanning by LDA Design has moved a step closer with the appointment of a contractor to clear the site.

Up to 550 new homes, community facilities and 11.5 hectares of woodland, which will be used creatively for recreation, habitat improvement and aesthetics, will replace the former Marsh Mills China Clay Drying site, in what will be known as Coypool Park in Plymouth.

The site currently contains 30,000sqm of large derelict buildings and hazardous materials. Homes England secured detailed planning consent for demolition works and has appointed Cognition Land & Water to undertake the contract to make the site safe and to clear the way for redevelopment of the site.

LDA Design is leading the planning and masterplanning for redevelopment, including the proposals to improve the quality of the woodland.

Senior development manager at Homes England Paul Britton said: "Coypool Park is our flagship housing project in Plymouth as it redevelops a derelict site and will deliver much needed housing that is enhanced by its woodland setting whilst being only a 15 minute bus ride into the city centre."

Homes England aims to submit an outline planning application in July 2019.
